Love this park! We have been at this trailer park for 10 years now. It is the nicest park we have been in. The grounds very well kept. The people very friendly. Love the fact that we can jump into our boat that is parked in front of our trailer and get to the lake in a minute. Also it is very nice to be able to sit around our fire and not have a "lights out time" like many other parks we have visited. Management does not bother you, unless you are disturbing other people.
Positives: It is wonderful that we have a newly renovated recreation room that is no cost to us. The laundry facility is always so clean along with the public restrooms. Love the fact that we do not have to pay a fee for our guests along with no boat launching fees. Also it is much cheaper than owning a lakefront cottage. Mini cottage on the lake. Who could ask for anything more.
Negatives: The only negative thing I can say is that some people who have had a run in with management have posted nasty comments that have in turn affected those who are still in the park. If people would just realize what they are saying they would see how stupid they sound. No management would kick people out or be rude unless they had reason too.

Left park after 4 years, fees increased a lot with no improvement in park, unless it was for manager. Neighbours were friendly and helpful.
Positives: Location, being able to take boat direct to Balsam Lake and Trent Severn Waterway
Negatives: Park Manager has no people skills. Unless you are in his inner circle, nothing will get done for you. Money (fees) has been spent fixing up his work shop and residence, nothing for kids park.

We have just been in park for a couple of years now and really enjoy it, so much more affordable than a full size cottage and much less maintenance. We love having our boat etc docked at our site, Balsam Lake is a real gem.
Yes fees go up each year, but we have seen many improvements, many new docks, landscaping, park is overall well maintained and clean, except for children's play area- maybe that will be soon.
We have heard stories regarding management ,but we have had no problems.
We have found all we have met to be very friendly and look forward to many years to come enjoyed here.

been coming here for over 10 years. Rates go up every year with little to no expansion or improvement... except for the owner's residence.
Favortism runs rampant at the park. If you're friends or family of Grant, you'll get to break all the rules and not worry about getting evicted.
If you're not, then you'll live in fear of receiving the dreaded eviction notice. You can expect no warnings or even an explanation. Grant will hide to avoid having to explain his reasons.
A certain undesirable was living in the park for two years selling undersirables to the kids.
Save your money, go somewhere else.

We have been coming here for a number of years. Most of the people are friendly, some keep to themselves. It is really great to be able to walk out of your trailer and hop into your boat or onto your jetski and go out into the lake. The ease and convenience of that cannot be beat. The people in the park organize social activities, which is great; hopefully the attendance will continue to grow. There is also a recrecation hall that you can book for special events, i.e. birthday parties, anniversaries, reunions, etc. I can't comment re children because we don't have young children.
Positives: Fees are less than the taxes on a cottage, your own dock on a canal, relatively quiet (with the exception of long weekends), there are no fees for guests and guests are able to stay overnight or the weekend, well located if you need to pick up supplies
Negatives: Fast drivers on golf carts, wifi is not included (you have to use your cell phone for internet and telephone), sometimes the garbage area is quite messy (it should be locked in the evening to keep out the wildlife), there are people who appear to be afforded more privileges by virtue of their relationship with Grant

We have been at Balsam Lake trailer park for 6 years, every year the rates seem to go up but no improvement have been made to the park. Although the managers house gets nicer every year including a huge work shop and a rec room. The park is very clean and the people are very friendly but the management is awful, when you need help with something no one is ever available. Some of the park rules are very restricting and doesn't allow you to have a relaxing stay, the management always seems to come by to give you a hard time.

Getting run down, work started but not finished, no store or gas

This seasonal park is a very economical alternative to buying a cottage. Having a park model trailer with a dock right beside it is a great concept and only a few minutes from the Trent-Severn Waterway. The park is friendly and the manager and his assistant are very accommodating. Although relatively new to the park, we are content so far and look forward to 2010.
