Negatives: have to wait a year to go back
We read the reviews on this site about West Nipissing Resort after being told by our friends that West Nipissing Resort was the best place for the money they had ever been to in Northern Ontario.
After reading the reviews we were very skepitcal but decided to vacation here anyway because of our friends insistance the place is awesome and that reviews are easy to write and submit and only people with a clear vendetta against society in general write such negative words.They even point out that reviews can sometimes be written by competitors themselves.
We booked and must say when we arrived the welcoming was great. Lil and Ian and their 3 kids were there to greet us and even allowed us to check in early even though we were 2 hours early. Awesome start.
Our rustic cottage was very clean and well set up. The views were spectacular. We were very happy.
We can't say enough about the fantastic pool. Something we have only ever seen in the carribean. A 10/10. Absolutely incredible pool.
We enjoyed our own fire pit. They delivered fire wood when we asked and even joined us for our favorite smore cook out.
Our kids enjoyed countless hours using the free pedal boats, canoes and kayaks.
The beach is small but clean and sandy. lots enough for an afternoon in the sand and castle building
They even have a snack bar on site at their newly constructed marina. Best wraps we ever had!
As our week came to an end we felt sad. The resort, the views and the hosts provided us with a great time and must disagree with all the negatives we read on this site. Take it from us. We spent just $650 for our family for a week and can't understand why people in this forum don't see the value given by our host West Nipissing Resort.
We strongly recommend this trip for the value, hosts and so much more.

Negatives: Steal from you
Comments: Well it's like this when I origanly booked the cottages I informed the lady that it was for work related reasons. And sometimes the schedule gets moved no problem I was told. When I called the lady was nice but the husband in the background was swearing and yelling. Then he charged my card for more than the agreed price. Fraud hello then he credited me after I told him that the difference. Anyway hope you don't fall into this trap like I have as many others have. And was told they will not do business with me again.

Positives: free canoe and kayak and paddle boat use, but bring your own life jackets or it is $10 per day to rent one.
Owners were fairly friendly and did not hover around the camps.
Negatives: Old uncomfortable mattresses
Pool was closed due to algae
Was not informed at time of booking of $20 charge per person for day guests.
Comments: We rented the 4 bedroom cottage, which was facing the lake and had a nice view. The cottage was old but at least it was clean. We were disappointed that the beach area is full of weeds so you cannot really swim. The pool was closed for the entire time we were there, due to an algae problem they couldn't get under control (I feel we should have gotten a reduced fee because of this, but no discount was offered). One of our children did go in the water and came out with blood suckers on him. The owner did bring the kids tubing in the lake twice to make up for having no pool. The parking is very limited (one car per camp). Their policy for day visitors is $20 per person per day, although they did not charge us, probably because of the pool situation. Overall just a mediocre experience.

Positives: Very nice pool and kept grounds. Has a boat dock marina. Aside from being on a noisy road, it has a nice view of the lake.
Negatives: 1 Bedroom Cabin is pretty rustic. It was evident that some upgrades had been done, but when they replaced the bathroom floor, they should have replaced the corroded sink taps as well. It was reasonably clean although it was obvious that it hadn't been used for a while. I brought a can of raid and sprayed really well when we first arrived. When booking, we asked if the double and single could be pulled together to make a King size bed and they said it could probably be done. The beds were actually on a wooden frame with a trailer style single foam mattress. A closet was built out into the room separating the single and double bed so the King sheets that I bought were way too big for the double bed. The bed wasn't very comfortable.
Comments: Received a warm greeting upon arrival and had a friendly chat another day with owners while at the pool. I wish when I booked that we were told the cabin location is right next to a busy road as I may have taken another cabin either futher up the bluff or closer to the marina.

Voucher winners beware!!!
We won a 3 night week-end with a 3 bedroom cottage and boat rental at this resort through a contest in Sudbury. Our family had been looking forward to going all summer.
What a disappointment. The voucher clearly stated that you would receive a 3 bedroom cottage. When viewing their website we took note of what these 3 bedroom cottages looked like so we had a certain expectation. Well, when we got there, we ended up with a two bedroom, run-down cabin on the hill by the noisy highway. I understand that they have a business to run but to promise one thing and to deliver another is just bad business. These reservations were made way back in the beginning of June. If they had no intentions of providing the accommodations they had promised on the voucher, they never should of given them out as prizes. If I had known that we would of ended up in a 2 bedroom, dilapidated cabin I would of let my husband and his buddies cash in on the voucher and not try and make it into a family bonding experience.
I guess I should be thankful as I didn't actually pay any money for the week-end and I figure me and the owners are even. They ruined our much anticipated, family fun week-end of fishing with our kids and I have ruined their chance of getting any new business from any good reviews that me, my husband, or my children(and their facebook accounts) might of provided them.

Negatives: The Staff
Comments: We booked a small cottage for four people at West Nipissing Resort. It seemed to be a nice place; the cottage was near the swimming pool. As we got there we found out there wasn’t a fire pit for the cottage, but the owner said we could use one from another cottage that was unoccupied. We end up deciding to switch this other cottage and paying the difference because it had a fire pit and was walks away from the shore and dock. We were happy with the change until we notice fleas on the couch and that the water smelled like rotten eggs. We aren’t fussy people but we had to complain because of health issues. They gave us bug spray and explain about chemicals in the water. We were criticized by one of the owners saying that we are spoiled people from Southern Ontario, plus he would turn his face every time he would see me at the resort. They’re not professionals, are very arrogant people and act as they don’t need customers. We tried not to spoil our vacation kept being friendly and polite. No wonder at mid July the resort was empty, only two cottages occupied. It’s not worth the price for what you get (high price and bad customer service). Don’t spoil your vacation. Find another place.

Negatives: the entire stay was horrible
The owners were absolutely miserable and inconsiderate of their guests. They are not professional at all and refuse to accommodate their paying patrons.
The worst experience ever. On top of all the negative treatment on our return home we noticed a small rash on our legs and arms. we thought nothing of it and attributed it to possible poison ivy. However a few days later and symptoms of infections I visited my MD. we had brought home bed bugs. They were in our car, our luggage and hitching a ride on all items that were brought to and from that hell hole. we had to get our car professionally cleaned twice (big $$$) and had to throw away all our items that were brought to that camp: luggage, own towels, travel pillows, my daughters stuffed animals...
it was a vacation from hell that lasted beyond what it should have. If you plan to visit this place I would just stay in a seedy motel or better yet, a ditch.

Negatives: everything else
We had very specific requirements and expectations of our future stay at the resort, all of which were confirmed by the owners prior to us booking our final package. To say there were serious misrepresentations would be an understatment. We found the owners to be impolite and disingenuous in resolving what were shortcomings on their part, and displayed a complete lack of interest in the comfort or satisfaction of the paying guests.
In the interest of keeping this review concise, I will not go into great detail to what was our specific experience. Suffice to say, we did not receive the service we were assured, we were given no consideration in respect of the aforementioned, and in fact were met with a confrontational attitude. The conditions imposed upon us led to a personal injury of one of the senior members of our party, which in turn caused us to cut short our stay two full days early. The owners showed zero concern that someone had been injured on the premises. I only wish I had read some reviews of this place before booking.
Aside from the arrogance and less than honest behaviour of the proprietors, the location was noisy being on the side of a highway bridge, the fishing was absurdly aweful, the water was not much more than a weedbed and the docks were next to useless since the boats were grounded before reaching the slip. One also could not help but be annoyed by the prolific posting of rules and regs which were nothing more than threats of credit card charges if you didn't do "this", or if you did "that". The only good thing I can say about the property is the pool which ironically was the determining factor in why we finally chose to book there.
We have rented at fishing resorts all over Ontario for years, but nothing has ever left us with such a "ripped off" feeling.

Where to start? Our fist visit was in the summer of 2007. We were pleased with the presentation of the place and the quality of the environment. However, right from the beginning we got bad vibes from the owners, who live on premises.
First, when my father was having a discussion with the owner, in 2007, about boats and docking etc by the cottage one morning. As my father was speaking to him, in mid sentence he turned around (owner) and started to walk away. As if he suddenly lost interest in this conversation and decided to head elsewhere. This is beyond strange. As far as I'm concerned, a normal person does not do something like this, for no reason. Just an everyday conversation about boats and the lake etc, as boating is a hobby of my fathers. And the owner of the place you are staying…simply turns around and walks in the opposite direction. To this day, we shake our head at this.
So, in the summer of 2009, seeing as how we were heading up north as a VERY last minute decision, we called a few places and they were booked up, or did not have the days we were looking for. Thinking we may as well just call the place we stayed in 2007 (in 2008 we stayed at a nearby cottage in lieu of our experiences in 2007 at this place) we called and made the reservation. After arriving there, the owner told us he did not have a key to give to us for our cottage…only his spare key. We locked up and headed out for the day boating. Upon arriving back, he was quite put out that we locked the cottage and are now bothering him to use the spare key to open up (as he had indicated in the first place)! We had valuables, laptops etc in there. To say this is ridiculous is an understatement. It does not stop there, unfortunately. The next evening, after paying $15 for firewood (on top of the $1000 for 4 days and $10 per bed (linen) for each bed (4 beds)) we found out that our cottage (#11) did not have its own fire pit. Most other cottages did. We were together with my parents this summer again, and my mother went down to the owner to ask which fire pit we can use (a number of cottages up on the hill were not used) after a couple of questions - he slammed the door in my mothers face, while saying "I can't help you…".
Overall during our stay they displayed an extremely "put out" attitude as if to say "We're doing you a favour by letting you stay here". They were like this in 2007, but thinking we were running out of last minute choices and figuring the negative things previously were perhaps a bad time for the owners, we went up again. Obviously, it wasn't that.
Folks, I don't know about you, but arrogant, rude and discourteous do not even scratch the surface of what these people are like. How they are still in business boggles ones mind.
We've stayed all over cottage country in the past 15 years…never have we come across such hostility toward well paying courteous guests. Period.
Avoid at all costs - we will.

We were utterly ripped off by this "business".
I definitely do NOT recommend this venue. Myself and a group of old friends get together once a year for an ice-fishing trip. We had staying at West Nipissing Resort the previous year with no problems. We left the place in immaculate condition when we left and there were no issues. Then, the next year, while we were on our way up, we decided to do the courteous thing and advise the owner that we were expecting 2 extra guests. He then proceeded to panic and treat us like a bunch of adolescent criminals who were using the place as a brothel. He screamed and swore at us on the phone, and suddenly said that we had left the place a mess the previous year -- which was a total falsehood. We left it cleaner than we had found it. We are mature professionals, many of us with families, and this is our one "boys" trip of the year. The owner then reneged on our agreement, even after we offered to pay the extra for the 2 extra guests, and kept our deposit (a few hundred dollars). We were then left in a position where we were on our way up from Toronto, with the sun setting, and no place to stay. We have a police report too, because we resorted to informing the OPP that we had been swindled by this dishonest businessman.
If you are ok with being judged and treated like a criminal, then by all means rent this venue. Otherwise, save yourself the hassle and go somewhere else.

Not to be trusted.
We stayed here in 2007 and it worked out but last year they cancelled our reservation on the day of, after their attempts to get more money from us failed. They said that we had too many people (12) and the max. was 10. We were the exact same group and numbers from the previous year and there was not change in policy communicated upon booking.
In the end we had all booked time off of work and were on the way when we called to confirm the key pick-up when he questioned our numbers. They did not refund our deposit and they were personally insulting over the phone while trying to resolve the issue. We ended up having no place to stay.
There is pleanty of competition. I suggest you deal with one of them. You do not want to end up like we did.

For the best views the bluff top is the place to be with panoramic views of the entire area and Lake Nipissing itself. West Nipissing Resort's cottages range in size from 1 bedroom (sleeps 2 people), 2 bedroom (sleep 4), 3 bedroom (sleep 6) and 4 bedroom (sleep 8). Our cottages all contain the following: indoor plumbing, drinking water (180 ft. drilled well), electric heat, full bath room (4 piece), full kitchen, linens, all cutlery, dishes, pots, pans, coffee maker, fantastic scenery, BBQ (grill), propane supplied and deck.
